If all requirements are met, the typical move in fees include: First month's rent, last month's rent, and 1 month security deposit- 3x the monthly rent.
GENERAL REQUIREMENTS
Each adult (18 years or older) must complete and sign an application and apply for a background check.
Each applicant must provide a valid government issued picture ID at time of application.
Occupancy is based on the number of bedrooms per unit. Maximum occupancy is at the discretion of management, but no more than two persons per bedroom.
Non-smoker, we do not rent to smokers, even if you smoke outside the house, sorry.
No Drugs. Sorry, illegal drugs are not allowed.
Pets are allowed on a case-by-case basis and information must be included in the application. There is a non-refundable $300 pet fee for the first pet and $100 for each pet thereafter. $300K in Renters Insurance for animals over 25lbs is required. No dogs are permitted in multifamily units. $35 Additional rent for the first animal, $20 for each pet thereafter. Maximum number of pets allowed is two.
We conduct full background checks. We are willing to work with applicants who have a negative history on a case-by-case basis, but we may require an additional security deposit.
Inaccurate, false or misleading statements made verbally or on the application will result in denial.
If approved to rent, applicant must be able to pay first month rent, last month rent, and security deposit at time of move-in. Payments must be made with certified funds.
If a cosigner is required (due to low credit or insufficient rental history), the cosigner will be required to meet all rental requirements. Typically, cosigners must either: (1) own real estate in PA or NJ, (2) provide proof of funds of at least $10K in their personal name, (3) earn at least 5x the rent amount. All signed cosigner agreements must be notarized, with an original copy submitted to us for our records.
Management reserves the right to deny any applicant with a negative personality, or rude behavior.
Property Viewing: We typically require that all applicants have seen the property themselves so that they are aware of the neighborhood and the amenities.
Once approved, an applicant will be able to hold the property by submitting a security deposit (typically one month's rent) within 2 business days of approval. The deposit is NON-REFUNDABLE because the landlord is taking the property off of the market and reserving it for the applicant.
RESIDENCE/RENTAL HISTORY
We will examine recent residence history and we do require a housing reference.
If no references are available other than from parents, we will generally require a cosigner or an additional security deposit.
Rental history reflecting any unpaid past due rent, damages or fees, excessive property damage, excessive noise, or unruly behavior will result in denial.
Evictions are reviewed in accordance with local regulations. If you have an eviction that you believe should be excluded based on Philadelphia ordinance, please indicate this in your application.
Long term rental history or home ownership is favorable.
If residency was out of state within the last five years, an additional fee may be necessary to conduct an out of state background check.
First time renters are required to pay an additional security deposit or provide a valid cosigner.
We require prospective tenants submit photos of their current living room, common area, bedroom(s) and bathroom(s). We've found that applicants who keep their existing residence neat and clean are more likely to treat our properties with respect. We understand that everyone has different cleaning habits and standards and we aren't expecting perfection, just to see that the property is maintained to a reasonable standard. INCOME/EMPLOYMENT HISTORY
We will examine recent two years of income history. We will not consider unverifiable income.
We require sufficient and stable sources of income, equal to at least 3.5x the monthly rent.
To verify income, we may request documentation such as pay stubs, benefit award letters, bank statements, retirement accounts, and tax returns.
Long term employment history in the same job or profession is favorable. Short term, temporary or seasonal employment may qualify with additional security deposit.
Self-employed individuals must be able to verify their income through tax returns or bank statements.
Retired and unemployed individuals must be able to demonstrate they have sufficient resources to pay living expenses.
Bank Balance (Savings) of at least 4x rent amount, after paying off any delinquent debt or judgments. We will require a bank statement and we will also use this to verify paystub information.
FINANCIAL/CREDIT HISTORY
We review credit history on a wholistic, individualized basis. In general, a stronger credit history will be more likely to be approved.
We do not consider non-payment of rent or utilities during COVID-19 emergency periods. Please indicate in your application if your credit rating will reflect these non-payments so that we can exclude them from our analysis.
No outstanding debt to previous rental property owners.
No outstanding debt to utility companies.
No outstanding debt in excess of $1,000 that is not in a payment plan.
No excessive monthly financial obligations.
Lack of credit history or marginal credit history may result in additional security deposit, or a denial.
Derogatory credit (past due accounts, collections, charge off accounts, tax liens, judgments in excess of $100 and/or bankruptcy) may result in additional security deposit or denial.
LEGAL/CRIMINAL HISTORY
Charges related to any sexual offense will result in a denial of the application.
Applicants with a misdemeanor that occurred more than 7 years ago or a felony that occurred more than 10 years ago may be considered if restitution for their crime was made in full and all time was served. Also, we would require an additional security deposit and demonstration of good employment history, credit history, and rental history since the time of the crime.

You will be contacted via email within 3 business days once the application is reviewed by management. If your application is considered for next steps, you will be required to conduct a phone interview with management, as well as submit necessary paperwork (such as pay stubs, copy of valid ID, references, and possibly additional items). If all of these considerations are met, you will be able to hold the property by submitting a non-refundable deposit (typically one month's rent) within 2 business days.
Applications will be reviewed in the order they are received but only approved once 100% of the information we request is received.
Application fees are $45 per applicant and are non-refundable.
